Others have mentioned that there is nobody on site at the front desk - it is a video chat kiosk overseas. If you have trouble hearing or understanding people it gives way for a lot of misunderstanding and stress. The people on the video call checking you in don’t actually have the authority to help you with any issues that may arise.
I spoke with a few other guests and staff who mentioned that while this place makes close to $3m per year in profit, they use that kiosk because they can get off on $4 an hour doing so. The staff all clearly did their best and were amazing, but were not working in good conditions and were working intensely long shifts which made me feel guilty for even giving my money to this business.
When we arrived, there was a police presence because a party was upset with the kiosk system. Their shower wasn’t working, the hotel had other rooms available, but the $4/hr kiosk man doesn’t have the authority to do that. They ended up waiting a few hours, and when no solution was reached they asked for a refund or a new room, anything.
To my knowledge, instead of a refund or new room, those people were escorted off the premises by police.
Everything about this place is uncomfortable and the vibes are terrible. The “garden view” rooms are actually overlooking astroturf, a couple of white river rocks, and a dead sawgrass place.
It doesn’t seem that this place is an ethically run establishment and I would definitely recommend going to any of the other nearby and similarly priced hotels in the area ❤️

Our room was cosy yet spacious, beautifully clean, and very comfortable. What truly impressed us most was the incredible attention to detail from the owners. Little touches made a big difference — chocolates by the bed, lovely complimentary toiletries, and even offers to provide anything we might have forgotten. There was lavender spray for our pillows to help us sleep, free sunscreen for heading to the beach, and a shared kitchen with coffee and tea available whenever you wanted.
The beach is directly across the road, making the location absolutely perfect. Breakfast was freshly cooked, delicious, and generous, with plenty of extras and a relaxed help-yourself setup.
All of this came at a very, very reasonable price — honestly some of the best value for money we’ve experienced in the United States so far. We wouldn’t hesitate to stay here again and highly recommend it to anyone visiting the St Augustine area.

I am writing this review to document a series of events that raise serious concerns regarding guest safety, transparency, and sanitation at Ocean Sands Beach Boutique Inn.
Upon arrival, there was no on-site front desk staff. Check-in was conducted exclusively through a large video screen with a remote representative located overseas. The building had a strong unpleasant odor, and there was no staff physically present to assist us.
The check-in process took over 30 minutes because the representative stated they could not initially locate our reservation. Once it was found, we were informed of a $79 pet fee and a $50 refundable deposit (approximately $129 plus tax). Despite this, the representative attempted to charge $210, which did not match the stated fees. Only after I manually calculated the total and showed him the amount changed.
During this process, the representative charged the dog fee 1st separately which came out to $84.73 which we paid by Apple Pay. Then he attempted to process a charge for the deposit before authorization was given or card information was provided, later stating the card was “declining.” Which I say how are you trying to charge us I have not provided card information or authorized payment, we received multiple mobile notifications showing repeated attempts to charge the $50 deposit, which was concerning. Guests are also required to provide photos of government-issued IDs, which felt inappropriate given the lack of on-site management. He ignored my concerns and then showed on pad the $50 deposition to pay.
We were issued key cards and assigned room 420, which does not exist on the upper level. There are no elevators, requiring guests to carry luggage up and down stairs. After we had taken all of our luggage upstairs and are confused there’s only a second floor I go and knock on an open door. A cleaning staff member informed us that the room was actually located downstairs in a corner adjacent to an ice machine, public restroom, vending machines, ATM, and the automated check-in screen.
The assigned room did not match the room type we booked online (king bed with balcony). The room door did not have a key-card reader at all and had to be opened with a staff key. We requested a room change and were told none were available, despite being told by staff and seeing online availability that additional rooms were still open.
Throughout the night, the noise was constant due to the room’s location. This included loud repeated ice machine use, restroom traffic, people running and shouting, and late-night check-ins occurring just feet from our room. The noise persisted until approximately 2:00 AM. When we contacted the remote representative again, our concerns were dismissed, and we were told no staff would be on site until 5:00 AM.
The following morning, both of us experienced respiratory irritation. The sink and shower water had a sewage-like odor. Upon inspecting the bedding, we observed a large urine stain on the bed cover and visible mold on the pillowcases. The sheets were wrinkled and appeared improperly cleaned. These conditions were documented with photos and videos.
Due to health and sanitation concerns, we left the property immediately.
This review is written to accurately document our experience. Based on the lack of on-site staff, security, questionable payment handling, misleading room assignment, extreme noise, and unsanitary conditions including mold exposure, we cannot recommend this property and urge future guests to proceed with caution as this is a serious health concern.

The check-in kiosk is incredibly convenient, with a live person available 24/7 if you need assistance. This was our first time using virtual check-in, and it worked perfectly. Communication throughout our stay was excellent.
The location is great—quiet and away from the city, yet very convenient with a Publix and gas station just a mile away. While the walls are a bit thin, resulting in slightly less privacy, it wasn’t an issue for us and didn’t affect our stay.
We also loved the extra amenities, including a pool and complimentary chairs and gear you can borrow to take across the street to the beach.
Overall, a fantastic experience, and we’ll definitely be back.




We enjoyed the chocolates in the room and the coffee but we couldn't stop the fan blowing all night on the poor sucker sleeping on the east side of the king bed (yours truly). Nevertheless, the sunrise was very pleasant and my wife got to enjoy it prior to our descent to the breakfast.
Breakfast had some pluses and minuses with the egg quality tasting like powdered eggs. The waffle maker was good and the sausages were good also. The coffee tastes good. Oh yeah, they served popcorn and fresh-baked chocolate chip cookies last night after we returned from the Reef Seafood restaurant.
Despite the hiccup of check-in and having to upgrade our room to get the upstairs ocean view, we are willing to return some time. The absence of an elevator was an issue for me but the handrail is very strong and secure for going up and down the one flight of stairs. My wife noted that the hotel's small size is nice as we didn't have to deal with large crowds of people.
The check-in process was done on an impersonal kiosk in the lobby. It's not exactly conducive for keeping personal information discrete with strangers nearby.
The bathroom was very pleasant and I appreciated the handrails in the shower and the sliding barn door. I appreciated the provisions of soap and other articles for hygiene and showers.


If still reading this, and looking for a cozy, rejuvenating place to stay you found it!
Oh and in case you aren’t yet convinced, they had an all day/night self serve Starbucks coffee bar that also had other brand cappuccino, hot chocolate and a large variety of hot tea that we thoroughly enjoyed. Thanks, AB 🤗

The hotel was absolutely amazing — everything was very clean, cozy, and pleasant. The staff were friendly, helpful, and always welcoming. There are plenty of games and activities in the lobby, a nice pool nearby, and a jacuzzi right in the room — such a treat! The ocean is just across the street, which is super convenient and beautiful. A perfect place to relax — everything was excellent. We’ll definitely come back again! 🌴✨


They offer a lot of little perks for guests. A lot of them are at a cost.

Bed was comfortable.
You will have to carry your luggage up a stairs if you want an ocean view.
Overall, it was a very pleasant experience.

There are games inside and outside, including a Pac-Man machine, board games, card, games, mine, teaser, games, , cornhole , Hackett throw, ring games, and foosball game outside and many things to keep you entertained if you just wanna hang out at the hotel. There is also BBQ Grills and tools at the front desk. There is no elevator so we chose to stay on the first floor. We were able to park right outside our route, which was a huge bonus! Celeste at the front desk was a wealth of information and very pleasant and helpful.
We wanted the water in our shower a little bit hotter than Julio from maintenance was Very persistent and helping us. Another part is that they have house cleaning every day. That’s a rarity these days after Covid hit. It’s a wonderful stay!


Something that bothered me is the side doors are left unlocked all of the time. Most hotels lock the doors allowing you to access it with your key - these were completely unlocked which didn't make me feel very safe.
I left two days early because I didn't like the room. The hotel is cute, but it is jammed packed with too much furniture. The hallways have large storage closets and when I was there, there were random pieces of furniture sitting in the hallway (ex: some drawers from a dresser or something were on a table in the hallway). The room I was in was over furnished - too much stuff, not a lot of walking space - if you don't mind clutter, then it's fine. There's no need for a couch and chairs and a table and an old (not really sure what you'd call it) shelving type thing (almost the size of a wardrobe) and a dresser when the room isn't large to begin with. Too much stuff.
It's great that it's dog-friendly BUT if you are traveling with a dog: 1. The lawn area is also very cluttered so not much space to walk your dog at all. 2. The proximity of the beach is wonderful (dog-friendly) but because there is no grass to walk on, the black tar/asphalt parking lot will be brutal on your dog's paws in the heat (no sidewalks on the beach road) - so getting your dog to the beach is a little tricky during the day.
Again, if you don't mind clutter - the place is good, location is great.

The total amount paid for our stay was $930.99, which included room rates, taxes, and service fees. When I tried to rebook using the credit in July 2025, I was informed by DJ that the room rate had increased due to the Labor Day weekend, and the hotel charged me an additional $537.99. This brought the total to $1,470.
During our stay, service was inconsistent. On the second day, a painting fell from the wall, landing on the air conditioner. We informed the front desk, and although they said they’d address the issue, the painting was still on the floor when we returned later. Housekeeping partially serviced the room—beds were made, but we were left without a new roll of toilet paper and a bathmat. The next day, we found the painting had not been re-hung, and we had to do it ourselves before checking out.
One of the more frustrating moments occurred when we witnessed another guest dealing with broken hotel amenities. While at the beach, a man brought back a broken umbrella, explaining that it had been damaged. He warned us to make sure we didn’t get a broken one. I later saw him digging through a pile of umbrellas leaning against the side of the hotel, trying to find a working one, which felt like a poor reflection of the hotel’s maintenance.
I also encountered billing issues after our stay. I was charged twice for parking ($19.99 per day for two vehicles, though we only had one), and for service fees, which were paid for the October reservation as well as this one. Despite multiple attempts to get clarification from the manager, DJ, I never received the promised receipts or statements explaining the charges from the original booking in October 2024.
The overall experience felt disorganized and frustrating. I felt that I had been misled and overcharged, especially given the lack of transparency regarding the cancellation credit and the extra fees for parking and services. Although the hotel provided beach access, which was a positive aspect, the service and hidden fees left us dissatisfied with the stay. Additionally, I found the cost of the room—$489 per night—far exceeded the value, considering that nearby hotels offered better accommodations at much lower rates.
In summary, while there were some positives, such as the beach access across the street and Beverly at checkout, I will never recommend Ocean Sands Beach Boutique Inn due to their hidden charges, poor customer service, and overall lack of transparency. We will not be returning.








The hotel itself has a quaint, older charm, and while it’s not as modern as larger chains, the rooms are comfortable and inviting. Do keep in mind that this is a two-story boutique property without an elevator, so plan accordingly if you’re bringing luggage. Access to the beach is just across the street, though there isn’t a designated crosswalk, so take care when crossing.
This is a lovely spot if you’re looking for personalized service in a relaxed, beachside setting. It is also very close to all activities near downtown, close driving distance, or take a stroll on the beach and walk up to some oceanfront restaurants.

The hotel is right across from the beach. With plenty to do on site. From the heated pool, cornhole, a hammock to relax in, beach chairs, and umbrellas.
In the evening they offer fresh baked cookies and popcorn, and in the morning the breakfast buffet had a nice variety.
The employees were so nice and went out of their way to make sure you had everything needed.

The breakfast is diverse and delicious, and every day at 5 p.m., they offer free freshly baked cookies and popcorn – such a lovely touch! The arcade game console adds a fun, nostalgic vibe to the experience.
Beverly from the staff was, as always, incredibly friendly and helpful. You really feel welcomed here.
The location is peaceful but just a few minutes away from downtown St. Augustine. The prices during the week are fair, but they are higher on the weekends, so just keep that in mind when booking. We’ve stayed here twice and would definitely return – it’s the perfect spot for a relaxing getaway!


The location is not the best in that you can’t walk out the door and go to any restaurants. The beach across the street is very nice and makes up for that.

















We had 2 rooms for one week, on the ground floor.
The staff was fabulous. Erin, Morgan, Nick, and Marisa Garcia. We know all of their names, because they took such thoughtful care of us.
The hotel itself was absolutely 💯 unique and the many little things with the delighful decor, breakfast, cleaning, and service that surpasses any other hotel experience.
We had initially been booked with an Airbnb, but were sad to discover that the host was a man who had boldly lied about the accommodations. We were eventually reimbursed by Airbnb, but at the awkward moment of being homeless while on vacation, we were very pleasantly surprised to come across this gem of Ocean Sands Beach Boutique.
The access to the private beach is a simple walk across the road. The beach is beautiful and clean. The seashells were abundant. The swimming was fabulous.
There's a pool, which is adorable and other things to do while relaxing and enjoying, such as BBQ, a dart board and foosball.
There is a Publix grocery just down the road... and across the bridge is the downtown of historical St Augustine.
I have not been paid or received any compensation for my review. We just know how it is, with so many choices being offered, and being in need of a firsthand experience.
