Stressful.
Others have mentioned that there is nobody on site at the front desk - it is a video chat kiosk overseas. If you have trouble hearing or understanding people it gives way for a lot of misunderstanding and stress. The people on the video call checking you in don’t actually have the authority to help you with any issues that may arise.
I spoke with a few other guests and staff who mentioned that while this place makes close to $3m per year in profit, they use that kiosk because they can get off on $4 an hour doing so. The staff all clearly did their best and were amazing, but were not working in good conditions and were working intensely long shifts which made me feel guilty for even giving my money to this business.
When we arrived, there was a police presence because a party was upset with the kiosk system. Their shower wasn’t working, the hotel had other rooms available, but the $4/hr kiosk man doesn’t have the authority to do that. They ended up waiting a few hours, and when no solution was reached they asked for a refund or a new room, anything.
To my knowledge, instead of a refund or new room, those people were escorted off the premises by police.
Everything about this place is uncomfortable and the vibes are terrible. The “garden view” rooms are actually overlooking astroturf, a couple of white river rocks, and a dead sawgrass place.
It doesn’t seem that this place is an ethically run establishment and I would definitely recommend going to any of the other nearby and similarly priced hotels in the area ❤️

We had a wonderful stay at Ocean Sands Beach Boutique in Vilano Beach. From the moment we arrived, we were welcomed by a very friendly and warm check-in, which immediately set the tone for our stay.
Our room was cosy yet spacious, beautifully clean, and very comfortable. What truly impressed us most was the incredible attention to detail from the owners. Little touches made a big difference — chocolates by the bed, lovely complimentary toiletries, and even offers to provide anything we might have forgotten. There was lavender spray for our pillows to help us sleep, free sunscreen for heading to the beach, and a shared kitchen with coffee and tea available whenever you wanted.
The beach is directly across the road, making the location absolutely perfect. Breakfast was freshly cooked, delicious, and generous, with plenty of extras and a relaxed help-yourself setup.
All of this came at a very, very reasonable price — honestly some of the best value for money we’ve experienced in the United States so far. We wouldn’t hesitate to stay here again and highly recommend it to anyone visiting the St Augustine area.

DO NOT COME HERE.
I am writing this review to document a series of events that raise serious concerns regarding guest safety, transparency, and sanitation at Ocean Sands Beach Boutique Inn.
Upon arrival, there was no on-site front desk staff. Check-in was conducted exclusively through a large video screen with a remote representative located overseas. The building had a strong unpleasant odor, and there was no staff physically present to assist us.
The check-in process took over 30 minutes because the representative stated they could not initially locate our reservation. Once it was found, we were informed of a $79 pet fee and a $50 refundable deposit (approximately $129 plus tax). Despite this, the representative attempted to charge $210, which did not match the stated fees. Only after I manually calculated the total and showed him the amount changed.
During this process, the representative charged the dog fee 1st separately which came out to $84.73 which we paid by Apple Pay. Then he attempted to process a charge for the deposit before authorization was given or card information was provided, later stating the card was “declining.” Which I say how are you trying to charge us I have not provided card information or authorized payment, we received multiple mobile notifications showing repeated attempts to charge the $50 deposit, which was concerning. Guests are also required to provide photos of government-issued IDs, which felt inappropriate given the lack of on-site management. He ignored my concerns and then showed on pad the $50 deposition to pay.
We were issued key cards and assigned room 420, which does not exist on the upper level. There are no elevators, requiring guests to carry luggage up and down stairs. After we had taken all of our luggage upstairs and are confused there’s only a second floor I go and knock on an open door. A cleaning staff member informed us that the room was actually located downstairs in a corner adjacent to an ice machine, public restroom, vending machines, ATM, and the automated check-in screen.
The assigned room did not match the room type we booked online (king bed with balcony). The room door did not have a key-card reader at all and had to be opened with a staff key. We requested a room change and were told none were available, despite being told by staff and seeing online availability that additional rooms were still open.
Throughout the night, the noise was constant due to the room’s location. This included loud repeated ice machine use, restroom traffic, people running and shouting, and late-night check-ins occurring just feet from our room. The noise persisted until approximately 2:00 AM. When we contacted the remote representative again, our concerns were dismissed, and we were told no staff would be on site until 5:00 AM.
The following morning, both of us experienced respiratory irritation. The sink and shower water had a sewage-like odor. Upon inspecting the bedding, we observed a large urine stain on the bed cover and visible mold on the pillowcases. The sheets were wrinkled and appeared improperly cleaned. These conditions were documented with photos and videos.
Due to health and sanitation concerns, we left the property immediately.

The place is amazing—everything you need is right there.
The check-in kiosk is incredibly convenient, with a live person available 24/7 if you need assistance. This was our first time using virtual check-in, and it worked perfectly. Communication throughout our stay was excellent.
The location is great—quiet and away from the city, yet very convenient with a Publix and gas station just a mile away. While the walls are a bit thin, resulting in slightly less privacy, it wasn’t an issue for us and didn’t affect our stay.
We also loved the extra amenities, including a pool and complimentary chairs and gear you can borrow to take across the street to the beach.
Overall, a fantastic experience, and we’ll definitely be back.

Loved this small but cute and quaint hotel with all its interesting inside and outside unique features and details, along with its various seating options both inside and out. The location right across the road from the beach was terrific and the short 5 min. drive to the hub of St Augustine was perfect. “Night of Lights” in St Augustine was a dazzling display of lights and festive fun with its many events of the season! My balcony overlooking the backyard with pool, was sheltered from the rain, thus I was able to relax in the outdoors without getting wet. The staff were accommodating and welcoming, personal touches of “popcorn and cookies” offered to guests at 5:00 pm in the “gathering hub” of the lobby was applauded, praised and appreciated. Breakfast was fantastic! Thank you to all! I highly recommend this hotel to stay at, and look forward to my next visit!

This was the cutest and quietest place we have stayed in a long time. The rooms are small but they have everything you need and then some. The beds are comfortable and the coffee is hot with a beautiful sunrise on the second floor with a balcony. Pet friendly and has a mile or so of private beach just across the road with the beach access directly across the street from the entrance of the hotel. This is definitely a "Couples" motel. Would definitely stay here again!!

Our stay at the hotel was great. Since you get into, you can see the well organized and the cleanisnesa of the place. The rooms have some details that you cannot find in a chain hotel. The breakfast was included and it was very good. I have read in a review that the scrambled eggs were soggy, but ours were perfect, not soggy at all. Another plus is the kiosk at the entrance to do the check in and the check out. It was easy and very quick. Thank you all the personnel who work there. You do a great job!

New experience with a new hotel. The so-called river view side is a bad joke because of the direct view of the parking lot and pool. We opted to upgrade to get the beach/ocean view and that made all the difference.
We enjoyed the chocolates in the room and the coffee but we couldn't stop the fan blowing all night on the poor sucker sleeping on the east side of the king bed (yours truly). Nevertheless, the sunrise was very pleasant and my wife got to enjoy it prior to our descent to the breakfast.
Breakfast had some pluses and minuses with the egg quality tasting like powdered eggs. The waffle maker was good and the sausages were good also. The coffee tastes good. Oh yeah, they served popcorn and fresh-baked chocolate chip cookies last night after we returned from the Reef Seafood restaurant.
Despite the hiccup of check-in and having to upgrade our room to get the upstairs ocean view, we are willing to return some time. The absence of an elevator was an issue for me but the handrail is very strong and secure for going up and down the one flight of stairs. My wife noted that the hotel's small size is nice as we didn't have to deal with large crowds of people.
The check-in process was done on an impersonal kiosk in the lobby. It's not exactly conducive for keeping personal information discrete with strangers nearby.
The bathroom was very pleasant and I appreciated the handrails in the shower and the sliding barn door. I appreciated the provisions of soap and other articles for hygiene and showers.

The access to the ocean is fantastic. Literally walk out the door cross the st and there’s the Atlantic! My wife and 3 daughters absolutely loved this place! Honestly wish the rooms were little bigger and had separate rooms but the room was clean and comfortable and staff was very helpful and the breakfast bar was top notch with a lot of different selection. The pool was heated which was nice because the sea breeze can cast a chill . Overall great for the family and the kids had plenty of games to play from foosball board games etcetc. The staff was awesome with my girls and the other guests were also great.

I travel a ton with my family and have never been to a place with so many amenities that didn’t try to nickel and dime you to death. It was a bummer that the weather was rainy 90% of the time, but they provided games and popcorn and cookies that gave it such a home feeling, and several all day cereal options that reminds you of college. I would definitely come back again if I’m in that area. I would recommend paying extra for the ocean view- we did not but still had a great time, i personally would have just loved to enjoy the ocean. The beds were super comfortable and they also provide a bed spray that helps you rest and delicious chocolates that my daughter devoured without sharing. A special shoutout to Celeste who was very helpful in making fun recommendations for us to do and delivered cookies to our room.
If still reading this, and looking for a cozy, rejuvenating place to stay you found it!

Wonderful stay!
The hotel was absolutely amazing — everything was very clean, cozy, and pleasant. The staff were friendly, helpful, and always welcoming. There are plenty of games and activities in the lobby, a nice pool nearby, and a jacuzzi right in the room — such a treat! The ocean is just across the street, which is super convenient and beautiful. A perfect place to relax — everything was excellent. We’ll definitely come back again! 🌴✨

This hotel has really been fixed up nicely since my last visit years ago. It now looks very welcoming with pride of place and unique, thoughtful touches, such as the games in the lobby, many super nice toiletries, in-room snack options, very nice bedding and beds. Nick at the front desk was very helpful! It doesn't need to be sunny to enjoy the beauty of the location. We are on the pool / wetland side, it is a bit blustery, and we are protected from the wind but still get to watch the impressive clouds fly by. What a nice place they made here.

They did their best with the building size. The place is quaint, unique, clean with wonderful ocean views and easy access to the beach. The staff was amazing. Had a wonderful conversation with Beverly.
They offer a lot of little perks for guests. A lot of them are at a cost.

This hotel is comfortable, the breakfast is phenomenal. They put decorative touches inside and out . We make this hotel, sparkly and bright. The pool is a nice place to spend the day as well as the private beach with free sunscreen dispensers everywhere. The trolley from Saint Augustine can pick you up and take you around for the day.
There are games inside and outside, including a Pac-Man machine, board games, card, games, mine, teaser, games, , cornhole , Hackett throw, ring games, and foosball game outside and many things to keep you entertained if you just wanna hang out at the hotel. There is also BBQ Grills and tools at the front desk. There is no elevator so we chose to stay on the first floor. We were able to park right outside our route, which was a huge bonus! Celeste at the front desk was a wealth of information and very pleasant and helpful.
We wanted the water in our shower a little bit hotter than Julio from maintenance was Very persistent and helping us. Another part is that they have house cleaning every day. That’s a rarity these days after Covid hit. It’s a wonderful stay!

Numerous times me and my husband stayed here we absolutely love this place. Even on this visit from the moment we arrived at the Ocean Inn Boutique Hotel, we knew we had found a true sanctuary, especially with the help of Silese at the front desk. This spot is perfectly designed for a family getaway. The atmosphere was so welcoming and family-friendly, and the convenience of having beach chairs right there for rent was a game-changer, making our beach days effortless and fun. Each morning, the delicious breakfast spread was the perfect way to start our day of adventures, and the hotel's on-site games provided endless entertainment for everyone in our family. With its incredible amenities and wonderful atmosphere, this hotel masterfully creates a space where a vacation feels both effortless and captivating, this is a spot we always come back to. First, I want to say the people here were very helpful in getting me credited money that they had mistakenly charged me (two different charges). They were also very nice when I called to book the room. The location is great, RIGHT across from the beach.
Something that bothered me is the side doors are left unlocked all of the time. Most hotels lock the doors allowing you to access it with your key - these were completely unlocked which didn't make me feel very safe.
I left two days early because I didn't like the room. The hotel is cute, but it is jammed packed with too much furniture. The hallways have large storage closets and when I was there, there were random pieces of furniture sitting in the hallway (ex: some drawers from a dresser or something were on a table in the hallway). The room I was in was over furnished - too much stuff, not a lot of walking space - if you don't mind clutter, then it's fine. There's no need for a couch and chairs and a table and an old (not really sure what you'd call it) shelving type thing (almost the size of a wardrobe) and a dresser when the room isn't large to begin with. Too much stuff.
It's great that it's dog-friendly BUT if you are traveling with a dog: 1. The lawn area is also very cluttered so not much space to walk your dog at all. 2. The proximity of the beach is wonderful (dog-friendly) but because there is no grass to walk on, the black tar/asphalt parking lot will be brutal on your dog's paws in the heat (no sidewalks on the beach road) - so getting your dog to the beach is a little tricky during the day.
Again, if you don't mind clutter - the place is good, location is great.

The proximity of the beach is wonderful (dog-friendly) but because there is no grass to walk on, the black tar/asphalt parking lot will be brutal on your dog's paws in the heat (no sidewalks on the beach road) - so getting your dog to the beach is a little tricky during the day.
Again, if you don't mind clutter - the place is good, location is great.

My family and I had a negative experience with Ocean Sands Beach Boutique Inn starting in October 11-14, 2024. Initially, I canceled our reservation on October 9 due to Hurricane Milton's impact and mandatory evacuations in St. Augustine. I contacted the hotel, expecting flexibility given the circumstances. However, DJ the manager, refused to offer a refund, instead only providing a credit for a future stay, which had to be used within a year. To make matters worse, I was charged a cancellation fee, even though the cancellation occurred before the 48-hour window specified in the hotel's booking invoice.
The total amount paid for our stay was $930.99, which included room rates, taxes, and service fees. When I tried to rebook using the credit in July 2025, I was informed by DJ that the room rate had increased due to the Labor Day weekend, and the hotel charged me an additional $537.99. This brought the total to $1,470.
During our stay, service was inconsistent. On the second day, a painting fell from the wall, landing on the air conditioner. We informed the front desk, and although they said they’d address the issue, the painting was still on the floor when we returned later. Housekeeping partially serviced the room—beds were made, but we were left without a new roll of toilet paper and a bathmat. The next day, we found the painting had not been re-hung, and we had to do it ourselves before checking out.
One of the more frustrating moments occurred when we witnessed another guest dealing with broken hotel amenities. While at the beach, a man brought back a broken umbrella, explaining that it had been damaged. He warned us to make sure we didn’t get a broken one. I later saw him digging through a pile of umbrellas leaning against the side of the hotel, trying to find a working one, which felt like a poor reflection of the hotel’s maintenance.
I also encountered billing issues after our stay. I was charged twice for parking ($19.99 per day for two vehicles, though we only had one), and for service fees, which were paid for the October reservation as well as this one. Despite multiple attempts to get clarification from the manager, DJ, I never received the promised receipts or statements explaining the charges from the original booking in October 2024.
The overall experience felt disorganized and frustrating. I felt that I had been misled and overcharged, especially given the lack of transparency regarding the cancellation credit and the extra fees for parking and services. Staying at the hotel right now. Check in perfect, rooms well put together and really clean. Breakfast is outstanding with several options of hot food, breads, bagels, fruit, waffles. Large selection of teas. We were planning to go to St. Augustine and Beverly the front desk lady told us about the trolley. For $5 a person per day they pick us up in front of the hotel and drop us off in town and bring us back when we want to. She also has a beautiful smile and a bubbly personality making you feel welcome right away. Definitely will come back!

I wish I could give 4 1/2 stars! The location was great! The rooms were cute and cozy. I stayed in the garden room, and another reviewer said it was noisy. However, I did not have that experience. I slept just fine. The shower could use some improvement. Breakfast is served every morning, and there is basically everything that you could want snack- and refreshment-wise. The hotel staff is small, so don't be surprised if there isn't anyone at the reception desk. That and the shower were the only negatives. I was only there one night, but I am not against returning to stay longer for a beach vacation. Highly recommend!

We were only there for one night, but it was a unique experience: the friendly, cheerful, and helpful receptionist helped us bring our luggage to the suite, he placed a bottle of wine in our room as a welcome gift. I would especially like to highlight the tasteful lobby, furnished with high-quality designer furniture. The breakfast was sumptuous, with lobster for all guests in the morning, along with long drinks and excellent coffee from the manager. What a wonderful place to stay! Room was a reasonable size for my wife and I with our 2 granddaughters and our little 9lb dog. Lots of fun stuff to do on the property, beach access is just across the street. Beach was beautiful. Fresh baked cookies and hot popcorn every afternoon. Free parking, great selection of things for the free breakfast! Close proximity to St Augustine to do the tourist stuff! All in all it was great!

We truly enjoyed ourselves. The rooms were clean, the bed was super comfortable, and the room.. we had people on either side and above us and never heard a sound.
The hotel is right across from the beach. With plenty to do on site. From the heated pool, cornhole, a hammock to relax in, beach chairs, and umbrellas.
In the evening they offer fresh baked cookies and popcorn, and in the morning the breakfast buffet had a nice variety.

Beverly, Nick and the entire staff was fantastic! It was a perfect stay for our family and golden retriever dog to explore St. Augustine and enjoy the beach. i am staying here for my birthday weekend (one more night left) but so far i am very happily surprised! i have yet to stay somewhere that so beautifully anticipates guests’ needs. from sewing kits and sunscreen available in the rooms, they offer popcorn in the evening (for free i think) and board games to play! the room was clean and very comfortable with a decent amount of privacy in the patio area. their breakfast and condiments were extensive as well!

This was our first experience here and it will not be our last. We spent one night here, and will be back to vacation again here. The pool was warm, the grounds are beautiful with lots to do, and the rooms are amazing. Highly recommend their breakfast. Not only was it delicious but it was packed with a lot of variation. We chose this location because it is pet friendly with a pet friendly beach. We were checked in and out by Beverly, with great service. This may look like an average hotel but is far from it, they have thought of everything you will need during your stay and have it available for you. Chocolates in the room. Sunscreen dispenser in the bathroom is a wonderful touch. Fantastic bath products with sewing kit, shower cap, nail file, cotton balls, q-tips, hair dryer and a great magnifying mirror. Popcorn and cookies in the lobby in the evening with a great breakfast in the morning. Games throughout the location and every staff member saying hello, holding doors and smiling.

This was something that we normally don’t stay at as we usually stay at larger hotels, and resorts. So happy we made the decision to go small and unique . This place is impeccably clean. The staff went above and beyond everybody we met front desk, cleaning, and others are fabulous. We really enjoyed the variety of stuff for breakfast. I also enjoyed the larger refrigerator in the room. The saltwater pool was decadently, warm and relaxing.
The location is not the best in that you can’t walk out the door and go to any restaurants. The beach across the street is very nice and makes up for that.

We are traveling back from Orlando but we were looking for a beachfront hotel. Prices were pretty high but this came up in our search! We are so happy it did! The front desk treated us amazing when we called, prepared us for a sunset view from our balcony in our room. There are so many activities on site, games for kids, hangout spots with hammocks, day beds, cornhole and the pool is heated and open until 4am. The absolute best part?? The beach access is private exclusive to this property, open 24/7 and is amazingly beautiful sunset or sunrise! Will def be making this a stay traveling south!

The staff were awesome at assisting my wife and I with our needs we had some unusual requests at the time we stayed and they went through hoops to accommodate us and succeeded at it! Rooms were very clean updates with all modern technology most folks want! If your looking for a secluded feeling hotel with most amenities with an added bonus of a 1acre private beach this is place to stay we highly recommend this establishment for any visit or length of time you won’t be disappointed….

I would just like everyone staying or planning on staying in the Saint Augustine area to check out this amazing hotel on the beach set up completely perfect for having my two little Frenchies with me. It was a perfect experience from the moment we walked in the front door to the moment, we walked in our room. It was absolutely gorgeous beautiful upgraded every amenity you need Every commodity you might require this place when above and beyond and exceeded expectations highly recommend absolutely love it the front desk. This place is fantastic! Everyone who works here is friendly & helpful. There are so many extra touches to make your stay special. The rooms have a large fridge instead of a crappy small one, there is a heated saltwater pool, they serve cookies & popcorn in the lobby every night, there's a free hot breakfast included with your stay, the rooms are decorated like a nice rental with none of the usual crappy decor, there are board games in the lobby and large games outside. There are not a lot of rooms with only 2 floors, so they are able to make your stay unique. It's the perfect place to bring that someone special, or your BFF of 30+ years for her birthday weekend! 😃

This hotel was absolutely adorable. It would be great for a couple getaway or for a family vacation. The beach was beautiful and just across the street. The room was neat and clean. I loved that they had board games and tons of things to rent like tables and umbrellas to enjoy at the beach. Everyone that worked there was kind and helpful. The pool area is fun and has lots of places to sit out of the sun and enjoy some relaxation out of the sun. This place was the best and close to downtown St.Augustine. Definitely a great place to stay.

The stay at this inn was amazing. Exceptional customer service and understanding of wheelchair accessibility. Easily the best hotel i’ve stayed at in st. Augustine. About a 10 minute drive from downtown, just far enough to still be convenient yet peaceful to get away from the busy-ness around st. George street after a long day. My only complaint is that i couldn't stay longer. Definitely coming back whenever i can.

Very cute boutique hotel. The TV requires an app I don’t have to make it a smart tv. The location is across the street from the beach and very close to the historic district. But the hotel offers lots of amenities and the staff were all very kind. Especially Marissa on our check in.

We are locals just wanting to get away for the night. We chose this hotel because the reviews were great. Did not disappoint. We had a perfect view of the ocean. This might be one of the cutest and nicest hotels I’ve stayed at. We ended up in the jacuzzi room and it was so peaceful. We were also very charmed by the fact that they provide additional toiletries such as sewing kit and mouthwash. (I actually ended up needing to sew a hole in my husbands shirt so this was extremely helpful) - the breakfast was great and the pool was warm. We enjoyed a walk on the beach in the morning and they actually have some good channels on cable too. The service was wonderful and the rooms were so clean. We are thinking of coming back in July so we can enjoy the beach further for longer as this weekend happened to be gloomy and windy.

Lots of little problems and the stuff in the room that looks like it's complimentary is expensive $$$. My door was very hard to close, the couch in the hallway was annoying, the hot tub room is on the second floor and no elevator, the stairs at the beach was gone, the front desk didn't answer the phone the first 2 times I called, the man at the front desk when I arrived only spoke Spanish and didn't know how to check me in, nobody was at the desk when I left. With a little work this would be a great place.

It was a great experience. The rooms are very clean and very comfortable, the breakfast is very good and there’s tea, coffee, hot chocolate included all day and cookies and popcorn every evening and it is close to everything like restaurants, bars and the main attractions. The beach is across the street and it’s amazing. It’s pet friendly! We had a great time and for sure we will be back.

The access to the private beach is a simple walk across the road. The beach is beautiful and clean. The seashells were abundant. The swimming was fabulous.
There's a pool, which is adorable and other things to do while relaxing and enjoying, such as BBQ, a dart board and foosball.
There is a Publix grocery just down the road... and across the bridge is the downtown of historical St Augustine.

This hotel maybe small but in my heart this was the best hotel ever. Silese at the counter made us feel welcome and she seemed sad to see us go. And our room was beautiful and so clean Mohindea did such an amazing job on it. The view was amazing no matter what side you were on. Even during all the rain. This place is so wonderful and the staff is helpful and cheerful and lovely. We are coming back with the whole family next time.

Huge thank you to the guy working front desk 7/16 our daughter slipped out the room and made it into the lobby ( shut doors a little hard to close completely) and he called us to inform us . Very thankful for him . I would 100% come back . Heated pool after the beach was a super plus ! And the hammock . Reasonably priced for the stay and offers that were offered . I just left this sweet place after 4 days in Saint Augustine. It's an older place but man are they making it great! We stayed in an Oceanview room and it provided everything we needed. It was always quiet which was really nice. If your into playing games they have them inside and out. Jellyka our floor attendant was super nice and always eager to help. All in all I was a great stay for us. I would definitely recommend this motel and I will be back.

I did not stay there. As advertised the price is way too low for the nightly rate to be real. However when you actually go to book the week for 530 dollars then you see the 602 dollars in fees for who know what. So your affordable room doubles. Be upfront with your clients. This kind of business dealings turns me off completely.

Had a very enjoyable two night stay here. Possibly the best “mid priced” hotel breakfast bar I have seen. Easily the best coffee one!

The mattress is like a 10 inch Firm Foam ..... Perfect ! I slept better than I ever have in a Motel/ Hotel environment ! I will Definitely be going back to this one !

We love that it is a small boutique hotel that is extremely clean. Ocean view was spectacular! Large updated room. Large two person shower. Refrigerator was larger than the standard beverage type. All the staff (DJ, Nick, Elsam and Silese) were helpful and friendly. Thank you for a wonderful experience! D & M Rosse

We appreciate all the amenities at this hotel. The beach in front of the property is a plus! I love all the little gifts that were left for us in the bathroom and the newspaper with maps and history were appreciated. The workers are many and are very friendly. The breakfast has a variety of selections.

Room was very clean. Free Starbucks coffee all day. Free cookies and popcorn everyday starting at 5p. Great private beach across the road and the mineral+salt water pool was also very clean. For breakfast they have a pretty good variety including great biscuits and gravy, bacon,sausage, and scrambled or hard boiled eggs. They are a smaller 2 story hotel but very quaint and do what they can to accommodate. Loved it!

My husband sought quiet and calm lodging with an oceanfront view and Ocean Sands Beach Boutique did not disappoint. My only point of concern was the halls were extremely warm but may be in part to the remodeling project going on. Would stay again!

Great location and super friendly staff! We will definitely visit again. I gave 4 stars only because the room upstairs from ours was very noisy and it sounded like someone was jumping around every 30 seconds.

This place is awesome. Me and my family went here for Easter to get away and we loved ever minute of it. Siess was the one who greeted us and got us in a rooms he was so friendly and down to earth. The pool is heated and we are walking distance from the beach. The breakfast was good and they even give free cookies and popcorn 🍿 at 5pm each day.

This place is so relaxing. The staff are the friendliest people! From the time we walked in the door, they greeted us with kindness and attention. They have a fresh baked cookie hour every day that have this place smelling like home when they bake. The rooms are beautiful, the beds are so comfy and the water pressure in the shower are amazing! Nice size salt heated pool, just across the street from a beautiful private beach. Oh, and ask about the Trolly tour, you'll thank me! 5 stars all the way!

The inn was spotless, everything appeared to be new and very well maintained. Staff was very friendly, courteous & helpful. The beach was 100 feet away, the pool was heated and the shower was awesome. Loved all the extras like an EV charger, in room phone chargers (2!), board games, vending machines and a great free breakfast. Plus free fresh cookies & popcorn every night starting at 5! We take a New York to Florida to Texas road trip every spring and this will be added to our itinerary. Oh yeah, the price was very reasonable.

Great communication via text with extra options. Very cute touches throughout the grounds, very clean, very thoughtfully planned. Nick checked us in and did an amazing job of making sure we had everything we could want. All the staff were friendly and accommodating. Breakfast selection was expansive - everything from cereal & oatmeal to yogurt with mix-ins to hot eggs, meats, and fresh waffles. We enjoyed the popcorn & cookies at Social Hour and appreciated the boardgame selection. Beautiful shower/bathroom. Very comfortable beds with plenty of pillows. Really, no complaints or recommendations. Hope to find the opportunity to return soon!

One of the best rooms I've ever stayed in. I was very impressed with a lot of things. First, I was able to check in 2 hrs early for a $50 fee. My room was immaculate and so many amenities were offered. There is a pool and a grill. The parking lot wasn't too packed. They had popcorn and cookies for snacks with lemonade. The breakfast room was AMAZING! They had so much food to choose from and everything was kept super clean and sanitary. It was very quiet and peaceful all night. The bed was so comfortable, I didn't want to get out of it. Highly, highly recommend this place and I will certainly be back again.

Stayed there last Friday 3/8 for one night. So nice to be able to check in early. Hotel is cute and you could tell bathroom was recently updated. Silese at the desk was great. Nice to talk to and explained everything they had to offer. Was always nice when we went by. Lots of breakfast options which the kids enjoyed. AB
